Amenities/Events

What are the amenities available?

You can enjoy a delicious meal at the restaurant, have conversations with like minded people in the café, fun nights in the bar, or enjoy the cinema room.

Do you organise social events?

Yes, trips in the minibus to local points of interest, quiz nights, film showings in the movie room, restaurant events such as Burns Night, etc. We consult homeowners and will organise events as requested.

Are there health and fitness facilities?

Yes, you can exercise on our bike or treadmill. We also have a discounted membership at “The Club”, a health & fitness club located in the Voco hotel next door, which offers many facilities, including a swimming pool.

Is there a restaurant or café at Friary Meadow?

Yes, there is a restaurant, café and licensed bar. This is run as ‘not for profit’.

Is there a bus service from/to Friary Meadow?

There are several bus routes that operate in the nearby area, with the closest bus stops being on Cartwright Drive within 100 metres of the entrance to Friary Meadow and the Abbey Meadows car park.

Support/Care

What assistance will be available should I need it?

A care plan can be put in place. We offer you 24/7 personal care, should you ever need it, from on-site staff.

Is housekeeping available?

Yes, we offer you 1.5 hours of domestic help per week. You can also purchase additional services.

Will my home be looked after if I’m away?

Yes, we will keep it secure, clean it as required and respond to any emergencies.

Transport

We offer a minibus for transport outside the village (including shopping trips) and a golf buggy for moving around site.

Can I continue with my existing care arrangements?

Yes, you can continue employing their services in the village.

Policies

Can I bring my pet?

Yes, we are pet-friendly, so your pets are welcome to stay with you.

Are there any pet restrictions?

There are no pet restrictions, you are welcome to bring any pet that you wish.

Are there any smoking zones?

Friary Meadow is considered a public building and as such is governed by the same rules as other public places. You may smoke in your own property.

Can my family and friend stay at my home?

Yes, for as long as you like.

Legal/Financial

Are there any age restrictions?

Friary Meadow is available to homeowners aged 55+.

Will my retirement home be freehold or leasehold?

Your home will be a 999 years leasehold.

Who owns the freehold of Friary Meadow?

The freehold of the retirement village is owned by Titchfield CD Ltd – In Administration (“the Company”). Rob Young, Matthew Richards and Louise Brittain of Azets were appointed as Joint Administrators of the Company on 18 December 2025. The Company, acting by its appointed Administrators, is now selling the remaining vacant units at Friary Meadow on the open market. The Administrators can give no warranties or guarantees, including VAT and are acting as agents of the Company and without incurring personal liability.

Is the council tax included in my service payment?

No, the homeowner has the responsibility to settle the council tax payment.

Do I need to reserve my home with a reservation fee if I want to buy?

A reservation fee of £1,000 is required. We expect reasonable efforts to proceed, but this fee is refundable should circumstances change.

What are my responsibilities?

Among your responsibilities are: Maintaining the decoration inside your home, paying your utility bills, the service charge and above all enjoying your retirement!

Does my home include any appliances?

Yes, the appliances available in our properties are: fridge freezer, full sized dishwasher, washer-dryer, oven and induction hob with extractor above.

Does the home include any furnishings?

No, the home does not come with furnishings included.

Will I have to pay ground rent?

Yes, £1 per annum.

How often is ground rent reviewed?

Ground Rent is fixed.

Can I get a mortgage to buy a retirement home?

Yes, at Friary Meadow you can get a mortgage to buy your home with us. (You should note that most other retirement developments do not allow this.)

Selling a Property

Can you help me if I want to sell my home?

Yes, our partner estate agency can help sell the property for you. We also offer part exchange solutions.

What happens if I pass away whilst owning a retirement apartment?

In this case, the value of your property will go to your estate when it is sold. There is a 3% + VAT event fee which covers the cost of us selling the property. Your estate will be obliged to pay the service charge whilst awaiting the sale of the property.

Can my family buy a retirement home for me?

Yes, your family can buy your home at Friary Meadow for you.

Charges

How much is the service charge?

The service charge is £7,200 for a 2 bedroom property and £7,560 for a 3 bedroom property.

What’s included in the service charge?

The service charge includes: gardening, window cleaning, annual boiler servicing and maintenance, building insurance, building maintenance, cleaning or personal care (1.5 hours per week), security, emergency care alarm equipment and response.

Will the service charge ever increase?

It will increase in line with inflation, but the management company is owned by the homeowners, who will be consulted and involved in the decision.

What are the care costs?

This service is free in emergency, and £25.00 per hour for planned care in the day and £27.00 per hour at night.

How many parking spaces am I entitled to?

You are entitled to 1 parking space if required and the cost is £250 for each space.

Are there any parking spaces for my visitors?

There are visitors spaces but any vehicles remaining overnight will be charged.
